The Future Homes Standard
The much-anticipated Future Homes Standard has been stated to be released on the 24th of March 2027. There will be a 12-month transitional period.
What does this mean for you?
The standard aims to deliver homes that deliver net zero as we head towards the decarbonisation of the grid. It will be assessed using SAP until the Home Energy Model (HEM) is ready for release.
Renewables will be required on all new homes. There will be a minimum amount of renewable generation required stipulated per dwelling. For the vast majority of projects this will mean Photovoltaic Panels.
Material Change of Use projects will now be required to meet targets for Primary Energy, Carbon Emissions and Fabric Energy Efficiency like New Builds but with different levels to that of New Builds. Further information is to be released on this.
Ventilation (Part F). Changes proposed for work to Ventilation systems included;
New ventilation systems installed in new and existing homes must be commissioned by a member of a competent person’s scheme or by the Building Control Body.
Powered flow hoods must be used for commissioning new ventilation systems and rotating vane anemometers will no longer be permitted.
The consultation response did not give much information on the above but did confirm Competent Persons Schemes are currently under review with the Building Safety Regulator.
Overheating (Part O) consultations suggest TM59 assessments may be required for all new builds.
Rental Properties and the EPC C rating Question
We get asked frequently about when landlords will have to achieve an EPC C rating on their properties. Current policy suggests all private rentals should be achieving this by 1st October 2030.
